$2 billion.
Two towers. 952 residences. One vertically integrated delivery model.
Arada has revealed the revised design for One Broadbeach, its landmark $2 billion twin-tower entry into Queensland’s property market.
The new scheme proposes a 61-storey north tower and 56-storey south tower, linked by a major landscaped podium and containing 952 residences.
But for the construction market, the most interesting part may be who is expected to build it: Roberts Co, Arada’s own Tier 1 construction subsidiary.
The revised skyline is deliberately asymmetrical
The latest One Broadbeach change application replaces an earlier approval for identical 69-storey towers with a new twin-tower composition.
Under the revised scheme, the north tower rises 61 storeys while the south tower rises 56 storeys.
Plus Studio has designed the two towers as an asymmetrical skyline pair connected through a shared landscaped podium.
Arada’s broader project announcement confirms 952 one-, two- and three-bedroom residences.
Nearly 1,000 residences turn two towers into a major construction system
A 61-storey and 56-storey development is not simply two building structures.
It requires basements, vertical transport, façade systems, central building services, fire protection, mechanical plant, hydraulics, resident amenities, retail interfaces and a large volume of apartment fit-out.
Each floor repeats materials, trades and logistics — creating a long-duration construction supply chain if the revised project proceeds.
The builder is already inside Arada’s group
Arada acquired Australian Tier 1 contractor Roberts Co in 2025.
In announcing its move into Queensland, Arada explicitly stated that construction of the Broadbeach project will be carried out by Roberts Co.
That vertically integrated structure is one of the project’s most interesting commercial features.
Roberts Co’s position changes where contractors should focus their attention
For subcontractors, the key delivery counterparty is unlikely to be an unknown head contractor selected years from now.
Arada has already named Roberts Co as the construction business that will deliver the development.
That does not mean trade packages are currently open — but it gives the market a clear Tier 1 delivery organisation to monitor as design, approvals and construction planning progress.
What does building two towers of this scale actually involve?
If One Broadbeach moves through approvals into delivery, construction would move through a sequence of major workfronts rather than one single building package.
Where does your business fit into a twin-tower build?
Dense urban high-rise construction depends on retention systems, spoil removal, foundations, groundwater management, temporary works and basement construction before repeating tower-floor cycles can begin.
Structural cores, columns, slabs, reinforcing, façade systems and crane logistics repeat floor after floor across both towers.
High-rise buildings depend on coordinated risers, plantrooms, electrical distribution, ventilation, water systems, fire services, controls and vertical transport throughout the development.
Apartment interiors, common areas, wellness spaces, retail tenancies, landscaping, testing and defect management can become major workstreams as structural construction moves toward completion.
A $2B tower development creates opportunity across the entire building cycle
The headline usually belongs to the developer and builder.
The physical project, however, is delivered through hundreds of specialist activities — from excavation and piling through to façade, lifts, services, fit-out and landscaping.
One Broadbeach remains at planning/change-application stage, so those areas should be treated as a future capability watchlist rather than live tenders.
Construction workstreams to watch
Broadbeach makes construction logistics part of the engineering problem
High-rise construction happens inside an already busy urban precinct
The development is directly opposite the Gold Coast Convention and Exhibition Centre, close to light rail and within walking distance of The Star and Pacific Fair.
That urban setting means construction planning must manage more than tower production.
Deliveries, crane operations, concrete supply, worker access, road interfaces, pedestrian movements, laydown areas and neighbouring businesses all have to coexist with an active Broadbeach precinct.
What is confirmed — and what still needs to happen?
- Arada is developing the Broadbeach project.
- Project value stated by Arada at approximately $2B.
- 952 residences.
- Plus Studio design.
- Revised 61-storey north tower.
- Revised 56-storey south tower.
- Shared landscaped podium.
- Approximately 1,200m² ground-floor retail and hospitality.
- Roberts Co identified to carry out construction.
- Roberts Co is an Arada construction subsidiary.
- Targeted completion ahead of the 2032 Games.
- Change-application assessment.
- Final approved design.
- Construction commencement date.
- Early works mobilisation.
- Demolition strategy.
- Basement and piling packages.
- Concrete structure procurement.
- Façade procurement.
- Building-services packages.
- Lift package.
- Fit-out procurement.
- Roberts Co supplier engagement.
The $2B number gets attention. The Roberts Co relationship is what makes the contractor story different.
Two towers approaching 60 storeys would be a major Gold Coast construction project under any delivery model.
One Broadbeach adds another layer.
Arada owns the developer position and also owns the Tier 1 construction company it says will build the development.
That creates a more vertically integrated pathway between development and delivery than a conventional model where a developer designs a project and later goes to market for a head contractor.
For subcontractors, the implications are practical.
Excavation still has to happen. Foundations still have to be built. Concrete still has to rise floor by floor. Façade still has to close the structure. Electrical, HVAC, hydraulics and fire systems still have to be installed. Nearly 1,000 residences still have to be fitted out.
The difference is that the market already knows which construction organisation Arada intends to use.
One Broadbeach therefore becomes a project to watch not only for planning approval, but for the point at which Roberts Co moves from internal project planning into visible trade and supplier procurement.
What contractors should watch next
Structure sets the vertical rhythm — but façade, services, lifts and fit-out all have to keep pace behind it.
